Port Orange 4th of July Celebration

City of Port Orange Florida: "Celebrate the Red, White, and Blue with an ol’ fashion July 4th Spectacular at City Center. The Parks and Recreation Department have planned a fun event that includes music, entertainment, and fireworks! All the exciting fun begins at 5:30 p.m. on the Kenneth W. Parker Amphitheater stage, 2000 City Center Circle. Featured live on stage will be the rock-a-billy sounds of the Torkays and Slip and the Spinouts. The music and entertainment will continue until 9:00 p.m. when Shaina Harper will sing the National Anthem, followed by the fireworks weather permitting ! For safety reasons, please do not bring fireworks to the celebration.

If you have a car fanatic in your family, check out the Classic Car Show that will have on display those automobiles from your youth with their chrome bumpers, tail fins and all. The children are not left out. A Kids Zone will offer fun activities and games to make the day enjoyable.

Ponce Inlet/Port Orange Home Buyers Tax Credit Extended

"The only thing that changes under the new tax credit bill – The Homebuyer Assistance and Improvement Act (H.R. 5623) – is the deadline for closing on a home. Under the latest version of the tax credit, buyers had to secure a signed contract by April 30, 2010, and close by June 30, 2010. The bill extends the closing deadline to Sept. 30, 2010.

Short sales, however, can take considerably longer than two months to close. And an onslaught of buyers trying to beat the June 30 deadline proved challenging to Realtors, title companies and lawyers trying to beat the clock.

The National Association of Realtors lobbied heavily to get the tax credit extended, but Congress took the issue down to the wire before eventually approving the change."

Home Selling Tips-Spit Shine and Fluffin'

Looking to sell? Dust the nooks and crannies, pull the weeds and get rid of the clutter. Here are a few other tips to help you make your product glisten:

Touch up interior and exterior paint as needed.
Install new carpeting and flooring if it appears worn or dated.
Make sure the front is clean and spruced up – curb appeal will create a favorable first impression.
Trim bushes and plants as needed, and make sure the lawn is kept mowed and trimmed.
Keep the interior clean, decluttered and odor-free. Eliminate evidence of pets.
Minimize personal items such as family photos. You want buyers to see themselves living in the home.
Consider putting excess furniture and belongings in storage.
When potential buyers visit your home, either be absent or make yourselves as inconspicuous as possible.
Have fresh flowers in the entryway. It makes for a friendly introduction into your home.
If offers are made that don't match your hoped-for price, don't reject them out of hand. Pay attention to your agent's advice.
Consider dropping the price if several months go by with few or no offers. If you priced your home properly from the start, this shouldn't be necessary.
