Retiring in Florida Daytona Beach Shores

It's time to retire. But to where?  A place that has white sandy beaches that are also ideal for riding bikes, long walks and even driving your car, that's where.  Daytona Beach Shores is a mecca for those retirees looking for a relaxing way to spend time celebrating all they've worked for over the years.  There are many places you could consider retiring in Florida, and Daytona Beach Shores is considered one of the finest.
Daytona Beach Shores Views

Why choose Daytona Beach Shores to retire in Florida?  First, the beautiful weather.  The average temps in Daytona Beach Shores is 73.58 degrees. Then there is the tax benefit.  No state income tax is enticing for many, and we understand that even property taxes are less than many of our northern neighbors.  It doesn't hurt that the World's Most Famous Beach just to the north of the Shores, has many events throughout the year that provide inexpensive and often free entertainment.  The Daytona Beach Bandshell has concert series that are free and open to the public.  There are car, home, bike & boat shows, sailing and jet ski contests, air shows and more. The Ponce Inlet Lighthouse is just south of the Shores and has plenty of fishing charters, restaurants, and even the Marine Science Center.  Crabby Joes' is a popular spot for breakfast and lunch and is located right on the Sunglow Pier.  You'll also want to hit the Down Under District. It is just a hop, skip and jump away and has some great places to eat and enjoy the water.  You'll even be able to throw a line to fish around the area.

Margarita Ball Daytona Beach

Margarita Ball 2019

The 2019 Margarita Ball is tomorrow, November 22nd at the Ocean Center in Daytona Beach.  This annual event is in its 33rd year and is sure to be a showstopper. This charity event is invitation only and is held to collect toys for needy children in the Volusia County area.

Each year, roughly 20 charities are selected to receive toys to distribute to families that need a hand up to make Christmas bright for their children.  Our goal this year is to collect 5,000 toys so our guest will come loaded down with unwrapped presents at the Ball.

Mark and Jennifer Card are one of the 25 couples that serve on the Margarita Society of Volusia County Board of Directors.

The Margarita Society is committed to children in the community and will be helping the following charities for 2019.

Sold in Margaritaville

Margaritaville Home Sold

New construction homes in Latitude Margaritaville are selling quickly.  We can attest to this, because we have been working with several buyers that have been "on the fence" between lots and model choices. When they contact us to make their move toward buying, the lots are already sold.

Luckily, a couple we have recently be working with to purchase a single family home in Margaritaville found the perfect lot for them in Phase 3A.

We are now in the process of solidifying the contract with the builder and working through the construction process with them.  If everything goes according to plan, their builder should have their home completed as early as May 2020.

There are areas in Margaritaville that will be completed prior to the May timeline, and we are able to share with you which lots and models are available at this time.

The Coconut floorplan is the one this couple chose and it has a fabulous open layout.  The kitchen opens directly to the living room area, which makes this model ideal for entertaining.  At a total of 2397 sqft. total and 1684 sqft. of living area, you'll find that when you enter the home through the 8 ft. door, that you are led into an amazing living room area. The home is a 2 bedroom 2 bath, but also has a den that is ideal for guests, and especially as an office or hobby room.  What's more is that the lanai is 25 ft. long across the back.

The buyers are so excited to be a part of this amazing community.  They will no longer have to maintain their lawn, as that is part of the HOA fee.  There are gates so that any visitors will need to stop there to gain entry.  The town center is filled with plenty of activities like swimming, tennis/pickleball, fitness, and also has a business center, restaurant and bar, bocce ball and even a band shell.  The private beach club is in the works and there are shuttles that take residents back and forth.

If you've been searching for homes for sale in Margaritaville, give us a call.  We'd be happy to help you find your way so that you don't step on any pop tops along the road to your new Latitude Margaritaville home.

The Mark Card Team has over 40 years of combined experience to help you find just the right home and works diligently to create a smooth move for you.  Give us a shout at 386-566-8091.

Pelican Bay Daytona Beach Townhome Under Contract

Saint Andrews Townhome Pelican Bay

Pelican Bay is a gated community in Daytona Beach.  With a variety of smaller sub-associations, you can find anything from large estate type homes to golf course condos in the neighborhood.  Saint Andrews is a townhome community located near the east gate of Pelican Bay.  They are situated as duplex style units with tile roofs and brick architecture.  You will also find that Saint Andrews in Pelican Bay Daytona Beach is considered low-maintenance living.  The quarterly maintenance fee of currently $300 takes care of lawn mowing in the community.

The home on 252 Palm Sparrow is now under contract.  The seller tried to sell it on their own and was strung along by a buyer and their lender for more than 2 months.  Two days before the property was scheduled to close, the buyers backed out and then the owner called Mark Card to help them get the home sold quickly.  With proper pricing, photos and marketing strategy, the home is under contract in 2 weeks time.  Fortunately, our team has over 40 years of combined experience to see red flags that may be coming your way as a buyer or seller.  We are grateful to be a part of helping these sellers move on to brighter days and welcome the opportunity to help you as well.

Home Efficiency of the Future

The Home Of Tomorrow

The future is now for homeowners, as more and more people are looking to smart devices to improve their everyday living. From thermostats, to fire and carbon monoxide detectors, technology and automation is getting more sophisticated. What’s the current state of smart technology, and where is it going? Here are a few new devices that can make your home a touch smarter:

Selling a home with a small kitchen

How To Make Your Kitchen Stand Out

LPGA Grand Champion Townhome for Sale
Tips for Selling a Home

While some people who are selling their home think a small kitchen is a negative, there are several ways that you can make it stand out and appeal to potential buyers:

  • Light it up. Darkness can often make smaller rooms feel even more cramped. To open the room up to more light, consider removing all curtains from windows and instead install recessed blinds. You still get the privacy factor, while also allowing your kitchen to have a brighter feel.

  • Keep the counters tidy. Many people have things strewn about their kitchen counters and cabinets. Think about keeping your countertops clear of all items, including photos, papers and even appliances, to make it seem like the room is larger than it truly is.

  • Brighten the walls. Sellers should consider making the tone of the wall color in the kitchen brighter. Lighter colors tend to open up a room. They are also much more inviting, enticing potential buyers.

  • Mounted appliances. Sellers may want to consider mounting appliances on the wall or under the cabinets to create more countertop space, giving the kitchen the appearance of being more spacious. The distinctive and interesting design look could attract more interest during a walkthrough or tour.

Keeping it Cool in the Florida Sun

Turn It Down!

ponce inlet home care tips
With summer quickly approaching, you will without a doubt be cranking down the AC. Here are some energy saving tips to keep the bill down too!

Use the dishwasher. Dishwashers, especially Energy Star appliances, are more efficient than washing dishes by hand. It’s also important to load your dishwasher as effectively as possible, so check your manual for the best way. If you don’t own a dishwasher, save water by turning the tap on only when you need to rinse.

Unplug idle electronics. Electronics and appliances still use standby energy even when not in use. Since unplugging every cord in your home is not feasible, consider using power strips with multiple plugs that you can turn off and on with the flip of a switch.

Circulate air with fans. Even with central air conditioning, it can be tricky to keep every room at a steady temperature on hot days. Position standing fans to circulate air throughout your home, rather than lowering the AC thermostat temperature. If you have ceiling fans, make sure they’re circulating in the correct direction: counter-clockwise during the summer—so air is being pushed down—and clockwise in the winter.

Measure laundry loads. Washing clothes in cold water instead of warm saves energy. And make sure there’s enough space inside the dryer for hot air to circulate, or you could end up running two cycles.

If you need quick , reliable service for your Air Conditioner, we highly recommend Air Systems of Daytona 386-252-1222
